For Cogir Management Corp., a strong staff is essential for business success. “Nothing is impossible with a competent, honest working team that is in synch with the company philosophy,” it declares. “We expect that all the people working on behalf of Cogir always act with total integrity and in fairness.”

Based in Brossard, Quebec, the real estate firm specializes in management, development and advisor services. Cogir Management was founded in 1995 and today manages 11 million square feet of real estate properties, including office, industrial and commercial space.

In addition, the company manages more than 15,000 apartments in Quebec and Ontario.

“We excel by combining the dynamics and entrepreneurial spirit of a small corporation together with the experience of the largest real estate management companies in North America, with our team of more than 1,900 passionate people,” Cogir Management says.

Clear Communication

Cogir Management strives to maintain positive and constant two-way communication between its associates. By doing so, the company says it can innovate and improve its procedures, build a competent team and exceed its customers’ expectations.

“Cogir is aware of the fact that each property has its own challenges and each owner has criteria, aspirations and particular needs,” the company says. “This is the reason why we are building relationship-based communication, in order to properly establish the strategy and philosophy of each property, thus keeping the parties involved in a simple and clear manner.”

Cogir Management adds that meetings with owners are critical. “We also meet with the tenants/residents/co-owners on a regular basis to not only discuss precise topics, but to also find a way we could work together to build the best possible environment to attain a higher satisfaction level,” the company says.

Unique Developments

Cogir Management’s recent achievements include leasing more than 160,000 square feet of office space at 700 De La Gauchetière in Montreal last year. The building, located in Montreal’s business core, stands 28 floors tall and features a shopping mall, an outside terrace, food court and access to an underground pedway.

Cogir Management’s portfolio also includes several other commercial developments in Quebec, including Place des Quatre-Bourgeois, a shopping center in Sainte-Foy.

“Its 50 boutiques and restaurants offer to their many customers a multitude of quality products and services such as restaurants, fitness, fashion and accessories boutiques, banking service and a pharmacy,” Cogir Management says.

Key Factors

A key factor in a strong project is the work of its subcontractors. And Cogir Management has several that have helped on its projects, including Le Groupe CSB.

Providing Alternatives

Cogir Management also has focused on green initiatives. With its Le Nordelec office space property in Montreal, the company introduced its Allégro Program, which promotes the use of alternative means of transportation. Transportation management center Voyagez Futé supervised the program, which strives to create sustainable options for the buildings’ tenants. These include bike stands in and around the building, showers for cyclists, a direct line to a five-minute taxi service and an online program for carpooling.

“With Voyagez Futé’s assistance and expertise, Cogir-Le Nordelec was able to survey, study, review and implement a viable proactive program to promote the use of alternative means of transportation for employees travelling to and from work,” commented John Kingorn, the building’s general manager, in a statement.

Fares Group into single-source development of real estate throughout Nova Scotia. “Today, we have a one-stop shop for everything to do with design and the construction industry,” Fares says. “You come into our doors with an idea in hand, and we can do all of the services until I give you the key to your vision.”
